Why it matters

What we pay attention to on New Hartford roofs

  • The joints, not just the slopes

Many New Hartford houses have dormers, several valleys and a garage roof tied into the main house. Those joints decide whether a new roof stays dry, so each one gets new flashing and careful shingle work.

  • A quote that names every part

The written quote, sent within 24 hours of the free inspection, lists the tear-off, any deck repair, the flashing, the vents and the shingles. You can lay it next to another roofer's and compare line by line.

  • A yard left the way we found it

We protect the landscaping during tear-off, haul away all of the old material and sweep the yard and driveway for nails before we leave.

How it works

How a New Hartford roof gets replaced

New Hartford takes in a village and a good deal of land outside it, and the houses vary with it. A replacement follows the same order on every one of them. What takes the time depends on the roof.

  1. Tear-off. Every layer of old shingles and underlayment comes off down to the wood. Some older homes near the Utica line have a second layer; it comes off too.
  2. Deck repair. We walk the deck and replace soft or delaminated boards. If we find more rot than the inspection suggested, we photograph it and talk to you before going further.
  3. Ice and water shield. The self-sealing membrane goes along every eave and down every valley. On ranches and split-levels with long, low eaves, that is a lot of roof edge, and it is the layer that stops ice dam water.
  4. Underlayment and drip edge. Synthetic underlayment covers the rest of the deck, and drip edge sends water into the gutters instead of behind them.
  5. Flashing. New step flashing along every wall, around each dormer and where an attached garage roof meets the house. New flashing at chimneys and pipe boots at every vent.
  6. Ventilation and shingles. Attic vents are checked and corrected, then the architectural shingles go on, with the ridge capped last.

On newer homes, the valleys and the garage tie-in take the most care, because a leak there can show up well away from where it got in. On mid-century homes, the long eaves and the attic ventilation do. On the higher ground to the south, where wind crosses the roof planes, we take extra care with the starter course and the ridge.

Timing and shingle colors

Late summer and fall are the most popular time to replace a roof in New Hartford, because people want the new roof on before the first heavy snow. Right after the thaw is the other good window, when winter damage is easy to see. The written quote includes an expected schedule for your roof.

We go over shingle colors with you before anything is ordered. On a house with an attached garage or an addition, every roof section gets the same shingle so the whole house matches.

Signs

Signs a New Hartford roof needs replacing

A single problem is usually a repair. These are the patterns that tell us the roof as a whole is done.

  • Leaks at more than one valley or wall

One valley leaking can be repaired. When the joints are failing all over a complicated roof, the shingles and underlayment around them are usually worn out as well.

  • Shingles worn thin on the north side

Snow sits for weeks on the shaded side of a house in New Hartford. Shingles there wear faster, and bare, gritty patches mean they have little life left.

  • Loose tabs across a whole slope

A few lifted shingles after a windy week is a repair. A slope where tabs lift everywhere has lost its seal and will keep shedding shingles in every storm.

  • Ice dams on the same eaves each winter

Repeated ice along long eaves points to missing ice and water shield and an attic that lets heat out, both fixed properly when the roof is replaced.

Seeing more than one of these? Book the free inspection. We will photograph the roof and tell you honestly whether it needs a replacement or whether a repair will carry it a few more years.

Questions

Roof replacement questions from New Hartford

Do you replace roofs throughout New Hartford?

Yes. We work across the Town of New Hartford, in the village and the neighborhoods outside it, including the higher ground to the south.

My house has several valleys and dormers. Does that cost more?

A more complicated roof takes more flashing, more cutting and more time than a simple gable, so it does affect the price. The inspection maps every valley and joint, and the written quote reflects your roof rather than a rate per square.

Is the attached garage roof part of the job?

If it is shingled and tied into the house, we usually recommend replacing it with the main roof. The joint where the two roofs meet is a common leak point, and it is easiest to flash correctly when both sides are new.

What happens if you find rotted wood during the tear-off?

We stop, photograph it and show you before going further. You decide on any extra deck work with the pictures in front of you, and the new shingles only go on over wood that is sound.

Can a split-level have its roofs replaced in stages?

It can, but we rarely suggest it. The roof sections on a split-level meet at walls and valleys, and those joints are easiest to flash correctly when both sides are new at the same time. If budget means doing it in stages, we will plan the order so the joints are not left half done.

How do I prepare for a roof replacement?

Move cars out of the driveway, take fragile items off walls on the top floor, and let us know about anything in the yard that needs extra protection. We cover the landscaping and clean up at the end of the job.

What warranty comes with a new roof?

Our installation carries a 10-year workmanship warranty. The architectural shingles carry their own manufacturer's warranty on the material, which is separate from ours.
