Why homeowners call us

What a free inspection from 315 Roofing includes

  • Pictures, not just a verdict

Most homeowners never see their own roof up close. We photograph the shingles, flashing and any trouble spots, then go through the photos with you so you understand the condition yourself.

  • An honest read on what the roof needs

Sometimes the answer is a small repair, sometimes a replacement, and sometimes nothing at all yet. You hear which one it is and why.

  • A written quote within 24 hours

If work is needed, the scope, materials and price arrive in writing within 24 hours of the inspection. The inspection itself is free whether you go ahead or not.

How it works

What we look at during a roof inspection

A roof is a system of parts that each age at their own pace. The shingles wear from sun and weather, the rubber boots around vent pipes dry out and crack, sealant at the chimney shrinks, and ventilation problems slowly cook or soak the deck from underneath.

An inspection looks at all of those parts, because a roof that looks fine overall can still have one detail about to let water in.

On the roof surface

We look at the shingles for curling, cracking, missing tabs, broken seals and worn-off granules, and at the overall pattern of wear on each slope. A south-facing slope often ages faster than the north side, so they do not always tell the same story.

Valleys get a close look because they carry so much water. So do the ridge caps and the edges, where wind gets its first grip on a roof. We check that the drip edge is present and that water has a clear path into the gutters.

Flashing and everything that passes through

Chimneys, walls, dormers, plumbing vents, exhaust fans and other roof penetrations are where most shingle roofs leak. We check that the flashing is lapped correctly, still tight to the surface it protects, and not relying only on caulk to keep water out. Pipe boots are checked for cracks and gaps around the pipe.

Ventilation, the attic and signs of ice dams

Where we can reach the attic, we look at the underside of the deck for water stains, dark spots, frost or mold, and at whether air can move from the eave vents up to the ridge.

Poor ventilation is behind a lot of winter trouble in Upstate New York. A warm attic melts snow on the roof, the water refreezes at the cold eaves, and the resulting ice dams push water under the shingles.

Outside, signs of past ice dams include stains on the fascia and siding below the eaves, lifted shingles along the bottom rows and soft decking near the edge. If those are present, we will explain what is causing them as well as what it would take to repair the damage.

After the inspection, and good times to book one

After the inspection we go through the photos with you and explain what each one shows. If the roof is in good shape, we say so. If it needs a repair, we explain which one and why. If it is near the end of its life, we tell you that too, and the written quote shows what a replacement would include.

Many homeowners book an inspection before winter, after a strong storm, when buying or selling a house, or simply because they do not know how old their roof is. Any of those is a good reason to have someone look. If you need it for a sale, we can put what we find in a written report with the photos.

Signs

Reasons to book a roof inspection

You do not need a leak to justify an inspection. These are the moments when one tends to save trouble later.

  • You do not know how old the roof is

If you bought the house without records, an inspection tells you where the roof stands and how much life it has left.

  • A storm or hard winter just passed

Wind, hail, heavy snow and repeated freeze-thaw can leave damage that only shows up as a leak months later.

  • You see stains, drips or damp spots

Marks on a ceiling, an upper wall or the attic boards mean water has found a path. Finding it early keeps the repair small.

  • Ice dams form along your eaves

Thick ice and big icicles at the gutters point to heat loss and ventilation problems worth looking at before the next winter.

  • Shingles look worn, curled or patchy

Curling edges, bare spots or lots of granules in the gutters show the shingles are aging and should be checked up close.

Questions

Roof inspection questions

Is the roof inspection really free?

Yes. There is no charge for the inspection and no obligation to hire us afterward. If the roof needs work, you get a written quote within 24 hours to consider in your own time.

Do I need to be home for the inspection?

It helps if you are, so we can go through the photos with you and look at any stains inside. If the attic is reached from inside the house, we will need access to check it. Let us know your situation when you book.

Will you try to sell me a new roof?

We tell you what the roof actually needs. Plenty of inspections end with a small repair or with no work at all. The photos let you see the condition for yourself, so you are not relying on our word alone.

How often should a roof be inspected?

A look every few years is sensible for a roof in good shape, and more often as it ages. In the Utica area it is also worth having the roof checked after a severe storm or a winter with heavy ice dams.

Can you inspect a roof in winter?

Snow and ice can hide the shingle surface, so what we can see on the roof itself depends on the conditions that day. The attic, the flashing at chimneys and walls, and the signs of ice dams along the eaves often tell a lot even in January.

What happens if you find a problem?

We show you photos of it and explain what it means. If a repair or replacement is needed, the written quote lists the scope, materials and price. The work is covered by our 10-year workmanship warranty.

More detail is in our guide to what happens during a roof inspection, and the rest are on the roofing guides page.
