Why homeowners call us

What a replacement from 315 Roofing includes

  • A written quote within 24 hours

After the free inspection you get the price, the materials and the scope in writing, usually the next day. Nothing is left to a handshake.

  • Photos of what we find

We photograph the shingles, the flashing and anything soft or rotted, then walk you through the pictures so you can see why the roof needs what we recommend.

  • A 10-year workmanship warranty

If something we installed fails because of how we installed it within ten years, we come back and fix it.

How it works

What happens during a roof replacement

A roof replacement means removing every layer of old shingles and underlayment down to the wood deck, then building a new roof system on top of it. We do not lay new shingles over old ones.

A layover hides whatever is wrong with the deck, adds weight, and shortens the life of the new roof, and on many older Mohawk Valley homes there is already more than one layer up there.

Once the old roof is off, we walk the deck. Plywood or plank boards that are soft, rotted or delaminated get cut out and replaced, so the new shingles are fastened into solid wood.

This is the step that decides how long the new roof lasts, and it is the one you cannot check from the ground, which is why we photograph it.

The layers that go back on

Along the eaves and in the valleys we install ice and water shield, a self-sealing membrane that stops water backed up by ice dams from reaching the deck. Upstate New York winters make this the most important layer on the roof.

The rest of the deck gets a synthetic underlayment, then drip edge along the edges so water runs into the gutters instead of behind them.

Flashing is replaced, not reused: around chimneys, along walls, at vent pipes and in the valleys. Old flashing is the most common source of leaks on a roof that otherwise looks fine. Ventilation is checked and corrected so the attic can breathe, which keeps the deck dry and helps prevent ice dams in winter.

Architectural shingles

The finished surface is architectural asphalt shingles. They are thicker than the older flat three-tab style, they hold up better against wind, and they give the roof more depth and texture. We go over colors with you before the job is scheduled.

Timing, cleanup and when a repair is enough

How long the job takes depends on the size and pitch of the roof, how many old layers come off and how much of the deck needs replacing. You get an expected schedule with the written quote. We protect landscaping during tear-off and haul away all of the old material.

If the inspection shows that a repair will do, we tell you that instead. Not every worn-looking roof needs replacing, and we will say honestly whether a repair or a replacement makes sense.

Signs

Signs your roof needs replacing

One sign on its own often means a repair. Several together usually mean the roof has reached the end of its life.

  • Curling, cracking or missing shingles across large areas

Shingles that cup, crack or blow off in more than a few spots have lost their flexibility. Patching them tends to start a cycle of new leaks.

  • Granules collecting in the gutters

The gritty granules protect shingles from the sun. When they wash into the gutters by the handful, the shingles underneath are wearing out.

  • Leaks in more than one place

A single leak is usually a flashing or seal problem. Water stains in several rooms, or a leak that keeps coming back after repairs, point to the roof as a whole.

  • A sagging or soft roof deck

A roofline that dips, or a deck that feels spongy, means water has been reaching the wood. That needs attention before winter.

  • Ice dams every winter

Heavy ice along the eaves every year often means poor ventilation and missing ice and water shield, both of which are fixed properly during a replacement.

If you are seeing two or three of these, book the free inspection before the next winter. A roof that is failing slowly in the fall can fail quickly under snow and ice.

Questions

Roof replacement questions

Can you put new shingles over my old roof?

We do not do layovers. A second layer hides problems in the deck, adds weight to the structure and shortens the life of the new shingles. Every replacement we do is a full tear-off so we can see and fix the wood underneath.

How long does a roof replacement take?

It depends on the size and pitch of the roof, how many old layers come off and how much of the deck needs replacing. The written quote includes an expected schedule for your roof.

What does the 10-year workmanship warranty cover?

It covers our installation. If something we installed fails within ten years because of how it was installed, we come back and fix it. The shingles themselves also carry the manufacturer's own warranty, which is separate.

Is the inspection really free?

Yes. We inspect the roof, photograph what we find, and send a written quote within 24 hours. There is no charge for the inspection and no obligation to go ahead.

Will you replace the flashing and vents too?

Yes. Flashing at chimneys, walls, valleys and vent pipes is replaced as part of the job rather than reused, because old flashing is the most common source of leaks on a roof that otherwise looks fine. Ventilation is checked and corrected so the attic can move warm, moist air out, which protects the deck and helps prevent ice dams.

What kind of shingles do you install?

Architectural asphalt shingles. They are thicker than the older flat three-tab style and hold up better against wind. We go over colors with you before the job is scheduled.
