Working in New York Mills

Roofing on New York Mills houses

New York Mills is a small village in Oneida County that sits across the line between the towns of Whitestown and New Hartford. Utica is on one side, Yorkville on another, and Whitesboro just to the north.

As the name suggests, the village grew up around mills, and much of its housing is older: compact homes on narrow lots, steep gable roofs, and houses that have been enlarged more than once over the years.

Those steep, simple gables shed snow well, which is good for the main roof and hard on whatever sits below it. Snow sliding off a steep upper roof lands on porch roofs, back additions and entry overhangs, where it piles up, packs down and turns to ice.

Many of the leaks we trace in older villages like this one start on a lower roof that was never built to carry that load.

Enlarged houses bring their own trouble. A rear addition or a raised dormer usually means a new roof section tied into an old one, often with different framing, a different pitch and sometimes a different number of shingle layers. Where those two meet is a common leak point, and it is one of the first places we look.

Because New York Mills is so close to our Utica office, it is an easy place for us to work. We go over the whole roof, photograph what we see, and send a written quote after the visit, the same way we do in every town we serve.

What we find

Roof problems common in New York Mills

Older houses with steep roofs and later additions tend to show the same handful of problems. Here is what we check for first.

  • Snow and ice piling onto lower roofs

Steep upper roofs drop their snow onto porches and additions below. That lower roof then carries a heavy, wet load and stays frozen at the edge for weeks. Shingles there wear faster, and ice backs water up under them. We look closely at every lower roof on the house, not just the main one.

  • Leaks at the joint between old and new roof sections

When an addition was built, its roof had to be joined to the original one. If the shingles were simply butted together or the flashing was skimped, that seam opens up as the house moves with the seasons. The leak often shows up inside the addition, along the old exterior wall.

  • Aging three-tab shingles

Plenty of roofs in the village still carry the older flat three-tab shingles. As they age they lose granules, curl at the corners and tear in the wind. Once that is happening across the roof, replacing it with architectural shingles makes more sense than chasing individual tabs.

  • Overflowing gutters and rotted fascia

On narrow lots with houses close together, gutters fill with debris from neighboring trees as well as your own. When they overflow or freeze solid, water soaks the fascia board and the edge of the roof deck. During a repair or replacement we check the drip edge and the first course of decking for rot.

  • Vent pipe boots that have cracked

The rubber collar around a plumbing vent dries out and splits after years of sun and cold. It is a small part, but a split boot lets water run straight down the pipe into the house. It is a quick repair when it is caught before the decking rots.

Local notes

Living with Utica-area weather in New York Mills

Winters in New York Mills are the same as in Utica next door: snow that comes in heavy bursts, much of it lake-effect from Lake Ontario, deep cold in January and February, and a slow spring where daytime melting gives way to a hard overnight freeze.

Wind picks up in spring and fall as fronts move through the valley. Every one of those conditions tests a different part of the roof, from the seal strips on the shingles to the flashing at the chimney.

If your roof is leaking in more than one spot, or the shingles are curling across whole slopes, it is probably time to replace rather than repair.

Our roof replacement in Utica and the nearby villages is a full tear-off: the old layers come off, soft decking is replaced, and the eaves and valleys get ice and water shield before the new architectural shingles are laid.

For older houses with additions, it is also the chance to rebuild the joints between roof sections properly.

We work all around the west side of Utica. Neighbors just north of the village can find our page on roofing in Whitesboro, and the town to the south is covered on our page for roofing in New Hartford.

New York Mills roofing questions

Do you work on roofs in New York Mills?

Yes. New York Mills borders Utica, where our office is, and we repair and replace roofs on houses throughout the village.

My porch roof in New York Mills leaks every spring. Why?

Most likely snow and ice from the main roof are piling onto it, and meltwater is backing up under the shingles or getting in where the porch roof meets the wall. We check the flashing at that wall, the ice and water shield at the edge, and the condition of the shingles, then tell you whether a repair will hold.

Can you match an addition's roof to the rest of my New York Mills house?

When we replace a roof, the main house and the addition get the same architectural shingles and color, and the joint between them is rebuilt with new flashing. If only one section needs work, we talk through how closely new shingles will match the old ones before you decide.

How do I know if I need a repair or a whole new roof?

A leak in one place, a few missing shingles or a cracked vent boot is a repair. Shingles worn out across the roof, soft spots in the deck or leaks in several rooms point to a replacement. The free inspection and the photos are how we show you which one it is.

What does a roof inspection in New York Mills cost?

Nothing. We do not charge for the visit, the written quote follows within 24 hours, and you are free to say no. If the roof only needs a small repair, the quote says so, and if it has years of life left, we tell you that too.

What warranty comes with a new roof from 315 Roofing?

Our installation work is covered by a 10-year workmanship warranty. The shingles also carry a manufacturer warranty, which is separate from ours.
